Conveyancing, explained simply
The questions we hear most, answered in plain English. Can't find yours? Chat with us on WhatsApp.
Do I need a conveyancer before signing a contract?
It is strongly recommended that you have the contract reviewed before signing, particularly when purchasing property. Your first contract review with us is free.
How long does conveyancing take?
The timeframe depends on the transaction and the contract. A standard NSW residential transaction commonly has a settlement period of around six weeks, but this can vary.
What is the cooling-off period when buying property in NSW?
For most residential property purchases in NSW, a five-business-day cooling-off period applies after exchange. You may be able to withdraw during this period, usually subject to a 0.25% termination fee. Cooling-off rights may not apply in some situations, including certain auction purchases.
What is a Section 66W Certificate?
A Section 66W Certificate waives the purchaser's cooling-off rights. Once provided, the purchaser is generally bound by the contract without a cooling-off period. It should only be signed after the contract has been carefully reviewed and the purchaser understands the risks.
Do you handle auctions?
Yes. We can review the contract before auction and advise you about important terms and potential issues. Urgent and weekend reviews are available by appointment.
Do I need to meet with you in person?
Not necessarily. We can manage most conveyancing matters remotely by phone, email and electronic documents, so you can complete your transaction conveniently without needing to visit our office. In-person appointments are available at our Marrickville office if you prefer.
What is a disbursement?
A disbursement is an expense incurred during the process — for example, a search or certificate fee paid to a government authority or local council. Standard disbursements are included in our fixed fee.
Do you handle commercial property?
Yes, we assist with commercial and industrial property purchases and sales.
Do you handle business sales?
Yes. We assist with both business purchases and business sales, including contract preparation and review.
Do you handle leases?
Yes. We assist with commercial and retail leases, assignments, variations, renewals and surrenders.
